The building.
Winter Haven sits between Tampa and Orlando in Polk County, a logistics, healthcare, and education economy that grew for a decade while its housing stock stood still.
On 3rd Street SW, a 330-key hotel built for a tourism pattern that had moved on was priced on its weak hospitality cash flows. The site fundamentals (structure, acreage, utilities, location) carried through unchanged.
The conversion.
330 hotel keys became 238 residences. Interiors, systems, and finishes were rebuilt; the structure, site, and infrastructure carried over. In-house sourcing and self-performed project management held scope and cost.

Leased through competition, stabilized, and refinanced.
The community leased up alongside roughly 1,000 competing new units and reached stabilized operations. At refinancing, a lender underwrote the completed community on its actual rent roll, validating the conversion basis with third-party capital.
